7 REASONS WHY EVERY HOMEBUYER NEEDS OWNER'S TITLE INSURANCE

6/30/2021
Buying a home is an exciting and emotional time for many people. To help you buy your home with more confidence, make sure you
get owner's title insurance. Here is why it is so important for you.

1. Protects Your Largest Investment

A home is probably the single largest investment you'll make in your life. You insure everything else that's valuable to you -your life, car, personal property, health, pets, etc. -
so why not your largest investment? For a one-time fee, owner's title insurance protects your property right for as long as you or your heirs* own the home.

2. Reduces Your Risk

If you're buying a home, there are many hidden issues that may pop up after purchasing it. Getting an owner's title insurance policy protects you from legal title discrepancies.
Don't think it will happen to you? Here are just some of the many situations that you'll be protects from if you have owner's title insurance.

Unforeseeable title claims, such as:
- Forgery: making a false document.
For example, the seller misrepresents the identity of the person selling the property.
- Fraud: deception to achieve unfair gain
For example, someone steals your identity and either sells your house without your knowledge or consent, or takes out a second mortgage on the property and walks away
  with the money.
- Clerical error: inconsistent paperwork and historical records
For example, an unforeseeable discrepancy in the property or fence line causes confusion in ownership rights.
Unexpected title claims, such as:
- Outstanding mortgages and judgments, or liens against the property because the seller didn't pay required taxes.
- Pending legal action against the property that could affect your ownership.
- An unknown heir of a previous owner who is claiming ownership of the property.

3. You Can't Beat the Value

Owner's title insurance is a one-time fee that's very low relative to the value it provides. It typically costs around 0.5% of a home's purchase price.

4. Covers Your Heirs*

As long as you or your heirs* own your home, owner's title insurance protects your property rights.

5. Nothing Compares

Home insurance and warranties protect only the inside of the home. Getting owner's title insurance ensures your family's property rights stay protected.

6. 8 in 10 Homebuyers Agree

Each year, more than 80% of America's homebuyers choose to get owner's title insurance.

7. Peace of Mind

If you're buying a home , owner's title insurance lets you rest assured, with the knowledge that you won't be stuck with certain existing debt's or
legal problems once you've closed on your new home.

You could also travel a little noth and visit Double J. Here, you will find so many activities on its own. One of the favorites however is the water park. This is a great activity for any time of the year, but especially winter. The water park holds West Michigans tallest indoor waterslide. You can check out their website here: https://doublejj.com/

Yard Clean Up

Yard Clean Up

Now that the snow is melted our lawns are beginning to show, and they probably have taken quite the beating this winter. It's time to tidy them up, and give your yard a needed makeover. On a nice sunny day you could spend some time outside in the sunshine just taking care of the simple things in your yard. Such as picking up any dead leaves or branches. This helps to strengthen your lawn by allowing the sun to reach the grass, and it helps to prevent mold, bacteria, pests and weeds. You could do this by hand if you want to spend more time outdoors,
but if you have somewhere you need to be, you could use a lawnmower with a catchHome Exterior Supplemental Photo
bag to speed up the process.

Another way to prepare your yard for the upcoming spring is by pruning
your flowers if you have any. There are many benefits of pruning. These include maintaining plant health, controlling the size of the plants, and maintaining its shape. The best time to prune summer flowering shrubs
is February-April. For spring shrubs and hedges the best time is June-July. When it gets to August-December pruning could lead to stimulation of new growth that may not have enough time to mature. Pruning is a very important part of plant health, so don't wait too long to get
your garden ready!

Home Upkeep Session Two

Home Upkeep Session Two

As the warmer weather begins to creep up on us and the snow melts away,
you may notice your gutters are filled with pine needles and leaves. NowIMG_3479.jpg
is the perfect time to clean the junk out of them. If the debris stays in
your gutter, it will make it difficult to handle the showers that spring brings
along. To clean them out yourself, you will need a ladder, something
to scoop with, gloves, and a hose. You will start by just taking out the
debris with your hands, or the scoop. When you finish, you will flush
your gutters out to make sure they are all prepared for when it rains.
While you are up there cleaning out your gutter, take a minute to
check your roof out. Are there any missing shingles? Maybe some rust
or cracks on the roof. This is another job you may want to put on your
spring to do list. These are just some ideas to keep your home safe, and
looking sharp.

Spring Maintenance
As we transition from winter to spring, there is much work that needs to be done to our homes. Some things you may want to look into, are checking up on you HVAC systems, and your chimneys. It's a great idea to get your heating and cooling systems checked out, in case there is any damage. Or if it it just time to get it cleaned. The filters should be changed at least twice a year. Also, you don't want to forget about your chimney, even though it's an easy thing to slip your mind. Your fireplace can carry many harmful gasses, which are not healthy for you to be breathing in. It is always smart to get it cleaned, just to be safe!

Top 7 things to think about when preparing to sell your home.

Top 7 things to think about and do when preparing to sell your home

When selling your home there are many things to consider. Our agents here at RE/MAX by the Water have compiled a list of must dos. If you follow this list your home will sell fast and for what it is worth.

           1. First before anything else call a real estate professional. They do this for a living, so let an expert guide you through this experience. Click on any of the links below to reach any one of your local agents.

Lyle VanDenHeuvel - Real Estate Agent

Joneen Peterson - Real Estate Agent

       2. Declutter and clean out. Packing never starts to soon. By organizing and cleaning your home becomes a place that buyers are able to see as their new space. Sometimes your agent will recommend someone who can guide you in the process of this. It can definitely be an overwhelming task for some. Reach out to Megan Anderson at Savvy Surroundings for the best organizational ideas. Or better yet have her do it for you!

       3. Depersonalize or staging. Buyers want to visualize your home as their home. This is hard to do when they see you and your family everywhere. Take down personal and family photos. If you need someone to lead you in the right direction Home Staging &          Consultations does a fantastic job. Reach out to them at lyndarypma@hotmail.com

      4. Clean clean clean. Carpets, windows, and list goes on. You want these things to be as clean as possible. Including the exterior and yard.

    5. Repairs can pay off. Doing the repairs now with make your home more valuable and buyers will look at it as a ' move in ready home'. This puts you a step ahead.

    6. Attracting a buyer. Open the drapes, and blinds. Make sure all interior doors are open as well. This will help to make the spaces more welcoming for viewers. Ensure that the home smells clean and fresh, and not from an air freshener.

    7. Always be ready for a showing. Sometimes it can be the next day or in 5 minutes. It's good to always have a plan in these cases.

Make sure you check back for some great tips straight from Savvy Surroundings. Also, some before and after photos.
